The property market is as challenging as I’ve ever seen it. I’m trying to sell a few houses myself, and it’s like pulling teeth.
In this sort of market, choosing the right real estate agent makes a massive difference. So here are five things you should look for.
1. A good communicator
If they’re not returning your calls, you can guarantee they’re not returning your buyers’ calls either. Pick someone who picks up the phone and keeps you in the loop with what’s happening, whether it’s good news or not.
2. Experience in a hard market
Don’t pick someone with only good years under their belt. It takes a lot of resilience and skill to make sales when buyers are hesitant and spoiled for choice. Choose someone who’s been through those hard years and come out the other side.
3. A good track record
It goes without saying to look for an agent who consistently makes a lot of sales over a long time period. It doesn’t just mean they’re good at what they do, it also means they have a good network of potential buyers.
4. A good negotiator
Good selling means good negotiating. A bad real estate agent will reach for the price lever to sell your house. A good agent knows there are literally dozens of things that a potential buyer might value that cost you nothing or next to nothing.
5. A good closer
Once you have a buyer you don’t want a real estate agent who will let them off the hook because they are too scared to ask the hard questions. A good closer doesn’t try to pressure every buyer into a fast decision they’ll regret. Instead, they find the right people, show why your property is perfect for them, and give them every reason to act fast.
Bonus point: they must have ENERGY
We’ve saved the best to last. This is the most important trait of all. Energy is what drives your real estate agent to go the extra mile to get your house sold. It might be always calling all potential buyers back, or showing a prospective buyer through your property late in the day or after open home times. In this market, that level of energy makes all the difference between a listing that goes stale or gets a sale.
