Luminate is a specialist lender providing short-term loans secured by first and second mortgages over residential and commercial property, primarily in the Auckland market.

We do not offer unsecured lending or consumer finance. Every loan is property-backed and assessed under a strict lending policy.

A disciplined approach to property-backed lending

Every lending opportunity follows a consistent and conservative process, including:

  • Physical inspection of every property used as security
  • In-person borrower engagement
  • Multiple internal approval checkpoints
  • Legal documentation using standard New Zealand law firm templates

If a loan sits outside standard parameters, it requires direct sign-off at director level.

Security structure for investors

Investor funds benefit from a three-tier security structure designed to control downside risk:

  • Registered mortgages over borrower property
  • A General Security Deed held by an independent trustee over Luminate Finance assets
  • A personal guarantee from the Director of Luminate Finance

Each investor shares security proportionally, ensuring equal treatment across the investor pool.

Returns and payment structure

Investor returns are generated from interest paid by borrowers.
Returns are typically paid monthly, with interest calculated daily under the agreed loan terms.

The focus remains on consistency, transparency, and disciplined deployment of property-backed capital, rather than chasing yield.

How are returns paid - and how secure are they?
Returns are fixed by the terms of the loan offer to a borrower, typically paid monthly. Or your net interest can be added to your original investment to capitalise on this growth. Every loan to a borrower is secured by a registered mortgage, most commonly first-ranking, and further protected by personal guarantees or general security deeds. We don’t release investor funds to our borrowers until all securities are in place.
How does Luminate select which loans to fund?

We vet every borrower, asset, and exit strategy internally. Our credit committee only approves loans that meet strict structural, legal, and repayment criteria. We prioritise risk management over volume - every deal is built to perform.

What’s required to invest?

You’ll need to qualify under certain categories of wholesale investor under the Financial Markets Conduct Act typically by meeting criteria relating to wealth or the size of your investment.

Is Luminate covered by the New Zealand Depositor Compensation Scheme (DCS)?

No. Luminate investments are not covered by the Depositor Compensation Scheme because they are not bank deposits or licensed deposit taker products. Luminate works with wholesale investors, with funds typically invested in property backed lending. 

What is a wholesale investor?

A wholesale investor is someone who meets certain financial or investment experience criteria under New Zealand law, which means they can access investment opportunities that are not usually available to everyday retail investors.

This may apply if you have a high level of income, significant assets, invest a large amount at once, or have been certified as financially experienced by a qualified professional.

Wholesale investments can offer access to different opportunities, but they also come with different disclosure requirements.
